Home Fix-Up Loans Available to Eligible Owners in Little Egg Harbor

Municipal officials have announced establishment of the Little Egg Harbor Township Housing Rehabilitation Program for low- and moderate-income persons in the township who need to upgrade their homes for health and safety improvements and building code violations. Such improvements could include new furnaces, roofing, electric system, access way, plumbing, flooring, structural repair, and installation of smoke and carbon monoxide detectors.

In order for a homeowner (or landlord) to be eligible for the program, the combined family income (dependent on family size) must be below the moderate-income level: family of one, $52,817; family of two, $60,363; family of three, $67,908; family of four, $75,454; family of five, $81,490; family of six, $87,526; family of seven, $93,562; and family of eight, $99,599.

Include a copy of the property deed with the application. All property taxes must be current. It is important that income information of all family members is reported as family income, or the application will be rejected.

If you choose to participate, there will be a perpetual mortgage/lien placed on your home where in the event you sell your home, the program will re-capture funding expended on your project.
