A new division of Sand Dollar Real Estate will focus on the LBI luxury real estate market, company Broker/Owner Pat Sepanak is pleased to announce.

“Over the years, Sand Dollar Real Estate has handled a fair number of higher-end sales on LBI, and we realized that both buyer and seller have unique requirements,” Sepanak said. “We thought it was time to formalize the practices we were utilizing and also enhance those practices to meet this ever-growing and very unique segment of our market.”

Sepanak continued, “We know we are selling a ‘beach lifestyle’ just as much as the physical beach home, so we are emphasizing the wonderful attributes of a beach house on LBI.

“We just placed an ad in Coastal Living Magazine (national distribution) that will run throughout the summer, highlighting the joy of beach living on LBI and inviting potential purchasers to visit our new website to preview the Island and our Island beach homes.”

Sand Dollar Real Estate has also created an in-depth marketing program for those LBI owners who are choosing to move on from LBI. The company recognizes that upper tier properties need upper tier marketing and advertising programs.

Sepanak conveyed, “The LBI purchaser, and especially the luxury one, does most of their searching for a beach home on the internet. Therefore, it is imperative that you have a strong presence of your luxury properties on a variety of sites. We have 85 internet sites that publish our properties.

“Print has such a small significance these days that we are very selective to make sure our print advertising will point the potential buyer to an internet site with full photos and a virtual tour or video, because that is how today’s buyer is choosing which homes to preview,” she said.
